WHAT DOES A HOME INSPECTION INCLUDE?

In short, it provides a comprehensive report of your whole home. Our convenient yet report covers all major systems and structural elements your home. This includes the condition of the homes heating and air conditioning systems, plumbing and electrical systems, roof, foundation, attic and visible insulation, walls, doors, windows and all visible structures. HOW DO I PREPARE FOR A MY HOME INSPECTION?

To prepare, make sure all utilities in the home are turned on. Also make sure that any personal are removed from the electrical panel, water heater, heating unit, and attic entry. If you have pets that are known to dislike new visitors it’s always a good idea to make sure they are in a place they feel comfortable. We are happy to have friendly pets around.


WHAT SHOULD I EXPECT DURING THE INSPECTION?

We will start on the outside of the house, walking the roof (if possible) and working our way inside the house. We will open every window and check every switch and outlets that we can. We will crawl and climb all over and inside the house. We will check all systems required by our state’s standards of practice and more at request. We try and connect all dots of what the house is telling us, so we can educate you as the buyer. You will want to really know what you are purchasing and that is what we are there for.


DO I NEED TO BE THERE DURING THE INSPECTION?

No, you are not required to be there for your home inspection but we recommend that you be present if possible.

After your inspection is completed by our professional staff, we will walk you through the report that we compile. This is often a valuable learning experience for most people and will help you get the most out of your home inspection.

During this time you are welcome to ask questions directly to your home inspector and the inspector can explain maintenance tips for specific areas.

You’ll benefit from your home inspection most by being there although if you are not able to attend, we will send you the full electronic report for you to review on your own time.


HOW LONG DO HOME INSPECTIONS TAKE?

Home inspection times vary based on the size and condition of your home. On average, we spend around two to three hours completing the on site inspection and another hour in our office completing your report. After we complete the inspection, we will then talk through the report with you. Once we finish talking through any issues found, we will then compile a comprehensive report for you to review in a day or two from when the inspection is completed.


DOES A NEWLY CONSTRUCTED HOME NEED AN INSPECTION?

Yes. Our 11-month builder warranty inspection will cover any issues that the builder did not find. It is critical to get this inspection done before the home’s one-year anniversary. That way if we discover any issues, the builder will take care of the repairs for free. A professional inspection of a new home is important. We can spot potential problems early, while they are still easy to correct.


WHY CAN'T I DO THE INSPECTION MYSELF?

A quality and professional home inspector has thousands of hours of training and experience in seeing things that the untrained eye easily miss. Additionally, members of our team are Certified Inspectors with Roof Certifications as well as the Certified Master Inspector credentials.


WHAT IF THE INSPECTION UNCOVERS PROBLEMS?

There’s a common saying we often tell people. “No house is perfect, and that’s okay.” Although, it is up to you to decide how any problems the inspection uncovers might affect your decision to purchase. If we find major issues, it may be a good indicator that you can negotiate your purchase price with the seller. All in all, the choice is yours but knowing about issues early is the best way to make an educated choice and protect your biggest investment.


WILL YOU FIX THE PROBLEMS YOU FIND DURING THE INSPECTION?

No. Home Inspectors only provide a unbiased third party report on the current condition of the home. If you would like to read our full Standard of Practice you can see it here.
